Below is a snapshot of this week's activity with Carmel Valley San Diego Homes for Sale:
The Bottom Line - With August sales in the books for Carmel Valley San Diego homes for sale, the data provides some very interesting insight. Much has been made about the drop in prices and recently the sharp drop (27%) in US sales in July. Just to show you that "real estate is local" Carmel Valley home sales dropped 8% in July and just 3% in August from 2009 levels, so much more stable than the national average. Furthermore August showed us that while average sales price dropped slightly, the average price/sqft actually rose almost 5%. What does this tell us? It means that buyers are choosing to purchase less expensive Carmel Valley homes, not that the homes are dropping in value. To illustrate this further the sales-list price ratio has gone up from 97% to 98%, so Carmel Valley homes are seeing solid demand. Over the past week, the Carmel Valley San Diego real estate market saw 11 homes go into escrow, and 18 Carmel Valley homes that sold. Out of the 29, there were 4 distressed properties, 2 that were bank owned and 2 short sales. Buyers looking at Carmel Valley San Diego homes for sale are looking for entry level detached homes under the $750k range. We have seen 3 new homes for sale below $400,000 this past week and 7 over the $500K range. This is due to lenders easing credit to well qualified buyers with significant (25% plus) down payments. Of the Carmel Valley homes that sold this last week, 3 were in the $1-$1.3million range, and 13 were under $800k. Buyers are still looking for the best values, electing for "safe" properties priced in the $500,000 - $900,000 range. Neighborhoods like Costa Del Sol, Torrey Hills and Pacifica are selling well, as well as the higher end neighborhoods like Palacio Del Mar and Promontory homes for sale. Will Pacific Highlands Ranch Continue to Grow or Fizzle? Voters Take It To The Ballot BoxThis November, voters will have to decide if Pacific Highlands Ranch, a north county community just east of San Diego Carmel Valley, will continue to grow as planned, or just linger on for another decade. Proposition C has been added to the ballot this November and has been a big issue with the residents of Pacific Highlands Ranch and Carmel Valley San Diego homes for sale. Residents here want parks, libraries and other facilities, like a shopping center -- the amenities that make up a neighborhood. The problem is, the city of San Diego can only build these amenities when the community reaches a certain size. Pacific Highlands Ranch was only allowed 1900 newly constructed homes built, until freeway ramps were completed on both the 5 & 56 freeways. With that amount almost completed these Pacific Highlands Ranch homeowners are in need of these facilities but the ramps aren't scheduled to be finished for another 10 years. This is where many Carmel Valley homeowners & residents will have to take their frustrations to the ballot box to vote on Propsition C. If citywide voters approve Prop C on November's ballot, the restriction tying the completion of the freeway ramps connecting the SR56 and I-5, in turn allowing developers to keep building new homes Carmel Valley San Diego in Pacific Highlands Ranch, the neighborhood to keep growing, and the city to build those amenities. For now, Pacific Highlands Ranch residents are forced to use the public facilities and shopping centers in San Diego Carmel Valley, a problem many residents say shows no signs of letting up until the neighborhood gets its own amenities. This was the problem they were trying to avoid in the first place, traffic. We encourage all Carmel Valley San Diego homeowners and residents to get out and vote this November in favor for Prop C, so the community of Pacific Highlands Ranch will contintue to flourish.
